The township offers excellent connectivity. It is just 100 meters from the Hennur - Bagalur Airport Road. Key hubs like Manyata Tech Park, Bhartiya Mall, and the Kempegowda International Airport are all within a 15-minute drive.

3. What types of villas are available at HPR Shades of Green?

The project exclusively offers 4 BHK luxury villas built across G+2 floors. There are two main types: 4 BHK East Facing: 2,933 sq. ft. 4 BHK West Facing: 3,150 sq. ft.

4. What is the total land area and unit count?

The project spans 4.25 acres of lush greenery. It has a limited collection of 83 exquisite villas, that gives a low-density and private living environment.

5. What amenities are provided in the township?

The project features a 15,000 sq. ft. multi-level clubhouse with over 45+ amenities. These include a luxury spa, gym, swimming pool, private cafe, jogging tracks, and specialized sports zones for Pickleball and Basketball.

6. What is the starting price of a villa at HPR Shades of Green?

The pre-launch prices start from ₹3.6 Crores for a 2,933 sq. ft. villa. The larger 3,150 sq. ft. villas start from ₹3.86 Crores.

7. What is the base rate per square foot?

Currently, the pre-launch base rate is ₹12,270 per sq. ft., which is very competitive compared to the local market average of ₹13,000 per sq. ft.

8. Are there any additional charges?

Yes. In addition to the base cost, buyers need to pay for GST, registration, stamp duty, maintenance deposits, and utility connection fees as per government norms.

9. Does HPR Shades of Green have RERA approval?

The enclave is currently in final stages of the RERA approval process. The official RERA number is expected to be given by May 30, 2026.

10. When is the official launch and possession date?

Pre-launch: April 8, 2026. Official Launch: May 30, 2026. Possession Date: May 31, 2030.

11. What happens if there is a delay in the project?

HPR Infra has a strong 13-year track record of on-time delivery. Furthermore, since the project is RERA-compliant, buyers are legally protected against any construction delays.

12. What is the Expression of Interest (EOI) process?

The EOI process allows buyers to reserve a villa before the public launch. By submitting an EOI, you get priority in choosing your preferred villa facing and floor at the lowest possible price.

13. How much is the EOI booking amount?

The EOI booking amount is ₹15 Lakhs. This amount is fully refundable if you choose not to proceed before the final allotment.

15. Can I pay using online methods?

19. Is the EOI amount refundable?
